Residential Site Plan – What you need to build your Dream Home
A residential site plan is required in most cities and towns to receive a building permit for your home building project. Most small towns will only require a basic site plan while larger municipalities will require much more detailed drawings.
Common items needed for Residential Site Plan:
- Property Lines – Accurate dimensions
- Existing Structures – Dimensions and precise locations
- Topography – Contour lines
- Landscaping with general scale of trees, shrubs, etc…
- Access lanes and driveways
- Setbacks – As required by your municipality
- Any unique deeded information – Right of Ways, shared wells etc…
A common misconception is that a residential site plan and survey are the same thing. Although they contain the same information, a survey is produced and stamped by a licensed surveyor. A surveyor will show up on site with precise measuring equipment and will “Stamp” the drawings as accurate. A residential site plan can be produced offsite and show general dimensions and information either provided by the owner or from available sources on the internet. Check with your local jurisdiction to make sure you meet their requirements.
